As a realtor for the past five years, I was very frustrated with short sales. However, it was a learning curve for the banks, for realtors and for sellers. It has become a bit more smoother and as a seller, you owe it to yourself to talk to a realtor about that option. There are advantages toyou.
First of all, the only thing that is required on your end is to do your hardship letter, and you must prove a hardship. The banks do not want to foreclose, they would rather have a real estate agent sell it for you than show another foreclosure. It also is more beneficial to your credit score. The realtor, if they are familiar with short sales, will be able to help you compile the package, and then from there, with your authorization, deal with the bank and the potential buyers.
